Beware False Promises!

The Property market is full of empty promises. No one can actually value a house to the nth degree, the market will decide what the value is. A house that is priced correctly in the given circumstances will sell, there is no myth, this is fact. The only contentions issue is the property owners willingness to listen to the market. Beware false promises from unscrupulous agents, deliberately overvaluing, to achieve your instructions only irritate you within short space of time, when the promised viewers fail to materialise. Then the inevitable excuses start, when all in time the central fact remains, that the property was overvalued initially and placed on the market at the wrong price.


A Property which is valued correctly attracts the following features:

* A regular foot flow of views.

* A regular sight of a car drawing up outside, with potential buyers doing a reconnoitre of the property and area before making an appointment to view.

* A sensible offer, with the buyer recognising that the property is realistically priced to begin with, and therefore a basic understanding between you and them that you mean business and intend to sell. Conversely, they do not want an alternative buyer sniffing around and mover at top speed to secure a mortgage, fearing that any delay may mean sale to another.

* A surveyor for mortgage purposes valuing the property at an agreed price, thus giving the buyer a peace of mind that the property is not over the top.

* A happy buyer and a happy vendor speeding towards and early completion.


A property which is valued incorrectly attracts the following features:

* Sporadic viewing appointments.

* Not many enquiries from buyers in our office.

* No offers, or offers that are well below the unrealistic asking price.

* Buyers who make an offer and they continue to look at other property on the market, just incase something better come up, which incariably it does.

* A surveyor for a mortgage purposes significantly down valuing the property, thus giving the buyer a powerful weapon to renegotiate the price, or worse still, create an atmosphere if mistrust which results in the buyer pulling out, and the sale falling through.
